FEMA FLOODPLAIN CERTIFICATIONS

The National Flood Insurance Program (NFIP) Elevation Certificate (EC) is an administrative tool of the NFIP which is to be used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, or support a request for a Letter of Map Amendment (LOMA). Letter of Map Change (LOMC) is a general term used to refer to the several types of revisions and amendments to FEMA maps that can be accomplished by letter. A determination can be made by conducting an elevation study of your site and affected structures. (back to table)

CERTIFIED SURVEY MAP (CSM)

This type of survey is required when creating a new parcel or modifying and existing parcel of record. A CSM can be prepared to create 1 to 4 new parcels in succession. In most counties in Wisconsin a CSM must pass local government and/or county zoning approval prior to recording. SITE PLANS

A Site Plan is a drawing depicting the site of a proposed or existing project. Some of the key elements of a Site Plan are property boundaries, land topography, vegetation, proposed and/or existing structures, easements, wells, and roadways. (back to table)

ZONING SURVEYS

Zoning Surveys are conducted to ensure compliance with local Zoning ordinances. They can include building size and setback restrictions, elevation restrictions, land-use restrictions, and compliance within Shoreland Zoning areas. (back to table)

PLATS OF SURVEY

A Plat of Survey is required when a surveyor sets or replaces a property corner or sets line points on an existing parcel of record. This type of survey does not change the existing legal description, nor does it modify or create a new parcel in most cases. A Plat of Survey usually does not require local government or county zoning approval. If a new parcel is being created, most counties in Wisconsin require a Certified Survey Map.  (back to table)

SUBDIVISION PLATS (COUNTY & STATE)

When creating 5 or more lots in succession, a County or State Plat may be required. We will work with the Developer and Engineer to ensure proper street development and environmental standards are met during the planning & construction phase.  (back to table)

TOPOGRAPHIC SURVEYS

Topographic surveys are used to determine the contours of the ground surface and to identify existing physical features that may be present on the property (i.e. buildings, trees, streets, sidewalks, manholes, utility poles, retaining walls, etc). A topographic survey may also be required to determine a storm water management plan. (back to table)

AGRICULTURE & ENVIRONMENTAL SURVEYS

Agriculture and Environmental Surveys are specialized surveys that involve studying the impact of environmental factors on real estate and construction developments, and conversely the impact that real estate and developments will have on the environment. They can also include flood risk assessments and contaminated land assessments. (back to table)

FLOODPLAIN MAPS

To identify a community’s flood risk, FEMA conducts a Flood Insurance Study. The study includes statistical data for river flow, storm tides, hydrologic/hydraulic analyses, and rainfall and topographic surveys. FEMA uses this data to create the flood hazard maps that outline your community’s different flood risk areas. Sometimes it is necessary to make revisions to the current map based on vertical evidence gathered at a specific site. A determination can be made by conducting an elevation study of your site and affected structures. (back to table)

WETLAND DELINEATIONS

If you need to have a Wetland Review on your property, a consultant will first need to make a site visit to gather information about the topography, soils and vegetation. A determination can then be made to determine whether or not any wetlands are present. If wetland characteristics are present, the boundary of the wetlands will need to be established and marked with flagging or stakes. Next, the marked points will need to be located relative to the property boundaries so that a Wetland Delineation Map or Site Plan can be prepared. The wetland will then be rated to determine the required protective buffer. The final step involves preparing a Wetland Delineation Report to be presented to city, state or county officials.  (back to table)

ALTA / ACSM SURVEYS

This type of survey is common for commercial type properties requiring a very detailed study of the property. It requires very specific details and standards as set forth by the American Land Title Association or American Congress of Surveying and Mapping. The lender requiring the survey will provide a checklist of all of the requirements they want shown on the survey, which will aid the lender in approving a loan on the property.  (back to table)
